Location
The subjects are situated on the southmost side of Ballater
Street, midway between its junctions with Moffat Street to the
east and Waddell Street to the west, in the Gorbals area of
Glasgow, to the south east of Glasgow City Centre.
Ballater Street forms part of the A74 road, a thoroughfare
which experiences reasonable levels of passing vehicular
traffic including public transport.
The surrounding area is of a mixed use character. Whilst
the subjects are situated within a terrace of three traditional
tenement buildings containing residential flats on the upper
floors and commercial outlets at ground floor level, the
surrounding area also contains modern flatted developments,
ex-Local Authority tower blocks and a distillery.
A new build convenience store trading under the ‘Nisa’
brand, has been established a short distance to the east of
the subjects under report.
Adjoining occupiers include a barber shop, hot food takeaway,
newsagent and an insurance office.
Accommodation
The subjects comprise ground floor premises which extend
between two adjoining traditional tenement buildings of stone
wall construction under timber framed, pitched and slated
roofs. A date stone notes these to have been constructed
in 1903. The subjects also extend into a single storey rear
projection of brick wall construction, with a flat, metal deck
roof, also incorporating an octagonal raised section, all
of which has a mineral felt or similar impervious material
covering.
The subjects benefit from a typical retail frontage incorporating
a series of aluminium framed display windows and a single
leaf entrance door, all of which are protected externally by
metal roller security shutters.
Internally, the premises provide a front sales area within the
tenement buildings and also storage accommodation and a
staff toilet facility within the rear projection.
